Yes, we are a licensed real estate company registered with the California Department of Real Estate. -
What type of leases do you do? What areas do you do property management?
We do long term leases, usually starting from six months. All residential property types including Single Family House, Townhome, Condominium and Multi-unit properties in Orange County, Los Angeles County, San Bernardino County, Riverside County. -
How do you market the property?
Diligently market your listing by posting it on all major online platforms including Zillow, Hotpads, Trulia, MLS, Craigslist, Cozy, Apartment etc. Posing numerous interior/exterior pictures posted on our company website with ongoing SEO performed. We also forward your listings to local agents, large employers, relocation companies and partnering college platforms to ensure the full coverage. -
Do you charge a marketing, advertising or other hidden fee?
No. Marketing and advertising fees are included in the tenant placement fee. -
How much is your tenant placement fee? What is included in the placement fee?
We charge 50% of the first month rent as a tenant placement fee with a 1-year placement guarantee. Services included in tenant placement fees are:- Pre-listing site inspection
- Video & pictures of the property
- All marketing of the property
- All showings done by East West Properties employees
- Tenants screening process:
- FICO credit score
- Social Security Number verification
- Background Check
- Eviction Check
- Criminal Check
- Small claims & Existing lien check
- Rental verification
- Employment & income verification
- Owner review of all screened tenants
- Complete move in inspection with pictures signed by tenants and the property manager
- Verification of all applicable utilities in tenant’s name at move in
- Proof of renter’s insurance with minimum liability specified in the lease agreement (For some properties)

Could I be a part of the tenant selections?
Yes, we will go over the applications with the landlord to make the final selection. -
How much is your management fee?
We charge 7-9% of collected rent per month, varying based on the amount of work needed for each property. It is a fixed monthly rate once the property management agreement is signed. -
Do you charge a management fee when the property is vacant?
No. -
Do you charge a re-leasing fee when a tenant’s lease is over?
Yes, there is a $150 re-leasing fee charged but it is the homeowner’s decision to renew a lease and/or raise the rent if the market allows. -
What’s the process to sign up as a landlord?
We need the following filled out and signed before we list the property:- Property Management Agreement
- ACH forms
- W9 form

When do owners receive their payments/statements each month?
We send out all statements on the 15th of the month. All ACH payments arrive on the next 1-3 business days after the 15th of the month. Since we allow tenant payments online and some properties have a 5 day grace period, a tenant could make an online payment on the 5th and then it would take 9 days to clear the ACH system. We also reconcile our books and make sure all invoices are correct and paid. -
Who will do repairs on my property?
We work with several reliable and reasonable vendors for maintenance on our properties. If you have a preferred vendor, we are happy to work with them after proper evaluation. -
Do you markup vendors’ work orders?
No. What the vendor charges is what you will pay. We do not apply any types of fees to work orders and you as the owner will receive all invoices from the vendor showing itemized charges. -
Do you perform periodic inspections?
Yes, we do an interior safety inspection after the first 6 months included in the original placement fee. If you want additional inspections, we charge $80 per requested inspection. (It’s an optional service) -
Will a property manager be assigned to manage the property?
Yes, after the property is leased, we will assign a property manager to be the point of contact between the landlord and the tenants. -
How can I contact your company if I have questions about my property?
You can call or email us anytime. We commit to return your call within 24 hours or sooner. -
Do you charge for evictions?
We do not charge for our portion of the eviction process. However, the 3rd party services do charge for filing court papers and working the case once it is filed with the court. -
Could I ask you to pay property tax and HOA fees from rent directly?
It is the owner’s responsibility to pay the property tax and HOA fees, but we will assist you with the payments under proper authorization. -
What is required to terminate the agreement?
We ask for open communication and a chance to make right whatever you feel is not meeting your needs. If we can’t come to an agreement, you can terminate your agreement with 30-day notice in writing. -
